They are looking for accommodation where their dog can come with them.

This is particularly important for holiday homes. A single booking often includes several families, guests arrive by car, stays last seven days or longer, and outdoor space, privacy and room are important to them. The larger the group, the more likely it is that at least one family has a pet they want to bring along.

For accommodation providers, accepting pets can open up a large part of the market and increase the number of bookings. It can also bring more pet hair, additional cleaning, damaged fabrics, unpleasant odours, problems with neighbours and disputes about what the guest has actually paid for with the pet fee.

In most cases, the pet itself is not the problem. Problems arise when the pet owner assumes that “pets allowed” means that beds, sofas, the pool, the hot tub and guest towels may all be used by the pet, and that the dog may be left alone in the house all day.

The decision should therefore not simply be whether to accept pets or not. Accommodation providers should determine in advance how many pets are allowed, how much to charge, where pets may stay, what counts as regular cleaning, and what is considered an additional expense or damage.

Are pets really included in half of all bookings?

The claim that pets are included in 50 percent of all holiday home bookings sounds convincing, but we have not found any reliable public statistics supporting this figure across the entire market.

There are several similar figures that are often misrepresented.

Based on data from May 2024 to May 2025, HomeToGo reported that 49.5 percent of its users who used amenity filters searched for pet-friendly accommodation. This does not mean 49.5 percent of all bookings, but almost half of the users who actively used filters.

The same data nevertheless demonstrates how important this segment is. On HomeToGo, 25.8 percent of listings in Croatia accepted pets, while those listings received 138 percent more bookings per listing than those that did not. HomeToGo also correctly points out that this difference is not necessarily caused solely by accepting pets. The number of bookings is simultaneously influenced by price, location, quality, amenities and season.

In 2023, Airbnb recorded an almost 50 percent increase in the number of nights booked with pets compared with the previous year. This also does not mean that half of all overnight stays included pets. It refers to the growth rate. Airbnb also stated at the time that slightly more than 27 percent of its active listings worldwide accepted pets.

In a survey published in 2025, Booking.com stated that it had recorded 7.74 million searches for accommodation using the pet-friendly filter over the course of one year. In a survey of 6,000 dog owners from five European countries, 29 percent of respondents from Italy said they chose their destination based on whether they could bring their dog, while holiday homes were the most frequently mentioned type of accommodation for such stays. This figure also describes a specific group of dog owners, rather than all European travellers.

The broader picture points in the same direction. According to a European FEDIAF report published in 2025, almost half of European households live with at least one dog or cat. This is not travel data, but it clearly shows how many potential guests also base their holiday decisions on the needs of their pets.

The fair conclusion is therefore that we cannot claim every second stay in a holiday home includes a pet, but we can say that this represents a large and growing share of demand. In some portfolios of large holiday homes, particularly in destinations reached by car, the share of such bookings may indeed approach 50 percent.

A practical example of how this demand translates into a specific local offering can also be seen on the Visit Krk portal, which has published a guide to pet-friendly accommodation on Krk, featuring selected holiday homes and villas that accept pets, as well as information about dog-friendly beaches and other practical amenities.

Why are holiday homes particularly attractive to guests with pets?

A hotel or a small city apartment is often not the first choice for a guest with a larger dog. A holiday home offers what matters more to them:

more indoor space

a garden or terrace

fewer shared spaces with other guests

easier access to and from the property

the option of arriving by car

a longer stay without being separated from their pet

This is particularly noticeable on Krk because a large proportion of guests arrive by car from Croatia, Slovenia, Austria, Germany, Italy and other nearby markets. Travelling with a dog by car is easier to organise than travelling by plane, while a house with a fenced garden may be more important to a guest than an additional bedroom or a sea view.

There is another simple reason in the case of larger houses. If two or three families are staying in the house, only one of them needs to have a dog for the entire group to look exclusively for accommodation that accepts pets. An accommodation provider who does not accept pets therefore risks losing not only the guest with the dog, but a potential booking for the entire house.

A pet is a family member, but a holiday home is not the guest’s private home

Many dog and cat owners do not see their pet as an addition to the trip, but as a member of the family. This should be understood because it is precisely why they will not simply choose the first property that says “pets allowed”. They will look for a secure garden, shade, space for bowls, opportunities for walks and a clear answer to whether their pet is genuinely welcome.

On the other hand, the habits guests have in their private homes do not automatically apply in someone else’s holiday home.

If a dog sleeps in the bed at home, this does not mean that it may sleep on the accommodation’s bed linen. If it climbs onto the sofa at home, this does not mean that the same is allowed on a sofa that other guests will use just a few hours after its departure. If it swims in its owner’s private pool, this does not mean that it may enter the pool or hot tub at the rented property.

Setting boundaries is not unkind to animals. Boundaries are part of the agreed rules for using the property.

The most common problems are not dramatic, but they cost time and money

Serious damage caused by a dog is possible, but it is not an everyday occurrence. Minor problems that collectively create additional work are far more common:

pet hair on sofas, armchairs, carpets, throws and bed linen

wet or muddy paw prints on floors, walls and fabrics

using guest towels to dry the dog

unpleasant odours indoors

urine or faeces in the house or garden

scratches on doors, wooden floors or furniture

damage to insect screens and fences

chewing furniture, cushions, cables or children’s toys

barking and complaints from neighbours

leaving the pet alone in the property all day

allowing the pet to enter the pool or hot tub

It is also important to distinguish between different types of pets. Tourist accommodation mostly hosts dogs, but the term “pets allowed” may also include cats, rabbits, birds or other animals. A cat may present different risks from a dog, such as scratching furniture, marking its territory or requiring a litter tray.

If an accommodation provider actually accepts dogs only, this should be clearly stated. Vague rules are almost always interpreted in favour of the person reading them.

What should be allowed, and what should not?

There is no single set of house rules suitable for every property. A house with ceramic floors, washable covers and a large fenced garden can have more relaxed rules than an apartment with wool carpets and delicate furniture.

Nevertheless, the following rules are reasonable for most holiday homes:

every pet must be declared before arrival

a predetermined maximum number of pets applies

pets are not allowed on beds, bed linen or upholstered furniture

pets are not allowed to use the pool or hot tub

pets must not be left alone in the property without prior approval

outside the fenced area, pets must be supervised by their owners

guests must immediately remove pet waste from the house and garden

guests are responsible for noise, behaviour and any resulting damage

towels, blankets and dishes intended for guests must not be used for pets

cleaning beyond the usual standard may be charged separately

The rule should be brief, clear and visible before the booking is made. House rules that guests see for the first time on a table after arrival provide a weaker basis for charging additional costs or terminating the stay than rules they accepted during the booking process.

Sofas and beds: a ban without preparation often does not work

Many dog owners allow their pets on the sofa or bed at home. It is therefore not enough simply to state that this is prohibited and expect every guest to follow the rule.

If a property accepts pets, it is sensible to adapt at least the most vulnerable areas:

use washable covers on sofas and armchairs

avoid carpets that are difficult to deep clean

provide a separate mat or bed for the dog

provide one or two clearly marked towels for paws

keep spare covers and throws in storage

use a vacuum cleaner and equipment that can effectively remove pet hair

Having this equipment does not mean that the pet is allowed on the sofa. It means that the accommodation provider is prepared for situations in which a guest does not follow the rule.

Are dogs allowed in the pool?

The property owner can and should clearly state that pets are not allowed in the pool. The reasons are maintenance, safety and the protection of equipment.

Dog hair, dust and dirt place an additional burden on the filtration system. Claws can damage delicate linings, covers or edges, while a dog that cannot find its way out of the pool may panic and endanger itself and the people trying to help it.

At the same time, exaggerated claims that a dog entering the pool once will automatically ruin the water or that properly maintained chlorinated water is inherently toxic to dogs should not be spread. Veterinary guidance published by the American Kennel Club states that properly maintained chlorinated water is generally safe for short periods of swimming, provided the dog is supervised and does not drink the water. However, this is not a reason to turn the pool at a tourist accommodation property into a pet pool.

The rule for hot tubs should be completely clear: pets are not allowed to enter. The high water temperature, small water volume, sensitive filtration system and the way a hot tub is used make such a ban reasonable for both the animal and the property.

How much should you charge for a pet?

For holiday homes on Krk, a practical market range is generally between €10 and €25 per pet per day. This is not a legally prescribed fee, but a range that should be adjusted according to the accommodation price, level of amenities and actual cleaning costs.

The following can be used as a guideline:

Type of property and service

Reasonable fee

Simpler apartment or more affordable house

€10 per pet per day

Standard holiday home

€15 per pet per day

Larger or better-equipped villa

€20 per pet per day

Higher-category property with pet equipment and amenities

€25 per pet per day

This range is not arbitrary. In published examples of villas in Istria , fees range from €10 to €20 per dog per day, depending on the property. In its current programme for properties in Croatia, Aminess uses rates of €15, €20 and €25 per pet, while the higher tiers include a bowl, bed, towel, toy or other amenities.

For most standard holiday homes, €15 per pet per day is an easily justifiable middle ground. For a more expensive villa, more complex cleaning or higher service costs, €20 is realistic. A fee of €25 makes more sense if the property genuinely offers something extra or if the preparation and cleaning costs are demonstrably higher.

The amount should be stated before booking, correctly entered on sales channels, included in the booking confirmation and aligned with the price list and invoice. Unexpectedly requesting the fee in cash upon arrival is the quickest route to an argument and a negative review.

Per day, per stay or per pet?

Each model has advantages and disadvantages.

A fee per pet per day is simple, easy to calculate automatically and common on the Croatian market. It fairly increases the price when more pets are brought and when the stay is longer.

A one-off fee per stay better reflects the cost of final cleaning because most of the additional work is carried out after departure. However, charging the same amount for two and fourteen nights or for one and three dogs may be illogical.

A compromise could be a daily fee capped at a maximum amount for longer stays, but such a model needs to be explained simply and displayed correctly on all channels.

For most accommodation providers on Krk, the simplest option is to charge per pet per day. More important than the model itself is that every declared pet is included in the calculation and that the guest sees the total cost before confirming the booking.

Can an excessively high fee be a double-edged sword?

Yes.

If the fee is too high in relation to the accommodation price and what is provided for the pet, some guests will choose another property. Others will try not to declare the pet. Some will pay, but will see the fee as purchasing the right for their dog to be on the sofa, the bed and everywhere else.

This does not justify disregarding the house rules, but it is a genuine psychological effect when dealing with guests. A guest who pays €350 for two dogs over seven nights may expect more than simply being allowed to bring them into the house.

A high fee should therefore have clear reasoning behind it. If the fee is €20 or €25 per pet per day, it is advisable to provide at least bowls, a mat, a towel for paws, waste bags and brief information about dog-friendly beaches, walking routes and the nearest veterinary clinic.

This does not need to be a luxury package. A few practical items show guests that the fee is not arbitrary while also protecting the house inventory. A separate towel for the dog reduces the likelihood that the guest will use a white bathroom towel.

A pet fee, additional cleaning and damage are not the same thing

This is the most important distinction in this entire topic.

Cost

What it covers

Pet fee

Expected additional vacuuming, removal of a normal amount of pet hair, mopping floors and regular preparation of the property after a stay with a pet

Additional cleaning

A condition that significantly exceeds what is expected after a normal stay, such as large amounts of pet hair on all beds, urine or faeces, a strong odour, stained upholstered furniture or faeces left throughout the garden

Damage

Scratched or chewed furniture, ruined bed linen, damaged doors, screens, equipment, pool lining or other inventory

Security deposit

Security from which documented additional costs and damage may be covered in accordance with the agreed rules

The fact that a guest has paid a pet fee does not mean that they have paid in advance for every possible type of damage. Equally, an accommodation provider should not charge regular additional vacuuming a second time as “extraordinary cleaning” if this was the reason for charging a pet fee in the first place.

Airbnb explicitly states in its guidelines that the pet fee is intended to cover expected additional cleaning, while unexpected damage is handled separately. This is also a good principle for bookings made outside Airbnb.

When can additional cleaning be justifiably charged?

Additional cleaning is justified when the cleaning service must perform work that is not part of a standard guest changeover and is not reasonably covered by the standard fee.

Examples include deep cleaning a sofa because of urine, washing several sets of bed linen on which a dog slept, removing faeces from the entire garden, treating a strong odour or spending several hours removing pet hair from fabrics and hard-to-reach parts of the furniture.

The following is required to charge for these costs:

photographs and video taken immediately after the guest’s departure

a description of the condition in which the property was found

details of how much additional work was required

an invoice, quotation or written confirmation from the cleaning service

a clear rule that the guest accepted before the stay

communication and a payment request sent within the deadline prescribed by the sales channel

A flat-rate penalty without evidence is a weaker claim than a precisely explained actual cost. If the cleaning service worked for an additional four hours, the claim should specify four hours and the hourly rate. If upholstered furniture requires treatment, an invoice or quotation for that treatment should be provided.

Why do cleaning services often charge extra after a stay with a pet?

Pet hair is only the most visible part of the work. Floors, corners, fabrics and areas underneath furniture need to be vacuumed more thoroughly, beds inspected, additional covers washed, the garden checked and odours removed.

Allergens are also important. The US National Institute of Environmental Health Sciences states that allergens do not come from pet hair alone. They are also found in dander, saliva and other secretions, spread easily and can remain in carpets and furniture for months.

For this reason, a property that accepts pets should not be advertised as safe or completely suitable for people with allergies. Thorough cleaning reduces exposure, but it cannot credibly guarantee the complete absence of allergens.

Before a property is designated as pet-friendly accommodation, the following should be agreed with the cleaners:

whether they automatically charge a supplement after every stay with a pet

whether they charge only for the actual additional time required

what they consider regular cleaning and what they consider deep cleaning

whether they have equipment for removing pet hair and cleaning upholstered furniture

who documents excessive dirt and within what period

If an accommodation provider charges a guest €15 per day while the cleaning service charges an additional fixed amount because of the pet, both costs should be included in the calculation in advance. A pet fee is not pure profit if there is genuine additional work behind it.

How many pets should be allowed?

For most holiday homes, allowing up to two pets is a reasonable standard rule. Three or four pets may be accepted upon prior request, depending on the property, the group and the type of animals.

The number of pets is not the only indicator of risk. One young, anxious and unsupervised dog can create more mess than three calm and well-behaved dogs. In practice, the difference in cleanliness between one and two dogs is often not as significant as accommodation providers expect. Nevertheless, a larger number increases the risk of noise, conflicts between animals, strain on the garden and the consequences if the owners lose control.

A good model is therefore:

one or two dogs are accepted under the standard terms

three or four dogs are accepted only with prior written confirmation

every pet must be declared and included in the fee

cats and other types of animals are accepted only if explicitly confirmed

The decision should take into account the size of the house, the size and security of the garden, the type of flooring and furniture, proximity to neighbours, cleaning options, the rules of the building or residential area, and any insurance restrictions.

What should you ask the guest before confirming the booking?

There is no need to conduct a ten-page interrogation, but simply asking “Do you have a pet?” is not enough either.

It is useful to know:

the type and number of pets

the approximate size of the dog

its age, particularly whether it is a puppy

whether it is accustomed to staying indoors

whether it will be left alone in the property

whether it is accustomed to climbing onto beds and sofas

whether there are any special circumstances the accommodation provider should know about

Breed and weight may be relevant if the property, insurance policy or local rules impose restrictions, but size alone is not a reliable measure of cleanliness or behaviour. A small animal does not automatically mean a low risk.

What if a guest arrives with an undeclared pet?

The first step is to establish whether the property accepts pets.

If it does, but the pet was not declared, the rules should immediately be explained to the guest, the number of pets recorded, the published fee charged and the conditions of the stay confirmed in writing. If the guest refuses to declare or pay for the pet, or if the permitted number has been exceeded, the accommodation provider does not have to accept such a change to the agreed booking.

If pets are clearly prohibited in the listing, booking conditions and house rules, arriving with a regular household pet constitutes a material breach of the agreed conditions. In such a situation, the accommodation provider generally does not have to permit check in. For bookings made through a platform, the platform or agency should be contacted immediately, evidence of the published rule provided and off-the-record arrangements that are not documented in the booking should be avoided.

Refusing entry and the right to retain the full booking amount are not the same issue. The financial outcome depends on the accepted terms, cancellation policy, evidence and rules of the sales channel. The accommodation provider should therefore not promise a refund at the door or unilaterally conclude that the guest automatically forfeits the entire amount paid.

The worst option is to allow the guest into the house, document nothing and then try to prove after departure that the pet was not permitted.

If an undeclared pet is discovered during the stay, all communication should be conducted in writing. The guest should be asked to declare the pet and pay the fee if the stay can continue, or the rules for terminating the stay should be followed if it cannot. The accommodation provider should not enter the property without permission or engage in a confrontation with the guest.

An assistance dog is not the same as a pet

The usual pet ban or pet fee should not automatically be applied to assistance dogs.

The Croatian Act on the Use of Assistance Dogs includes premises where hospitality and tourism activities are carried out among public spaces. Users, handlers, candidates, socialisers and working instructors exercise the prescribed rights with the appropriate identification card, while the Act also establishes responsibility for the dog’s behaviour.

Sales channels may also have additional rules. Airbnb’s current accessibility policy states that a service animal generally may not be refused solely because the property does not accept pets and that a pet fee may not be charged for one. Airbnb permits exceptions only in certain circumstances and through its own procedure.

An assistance dog, therapy dog and emotional support animal are not necessarily the same legal concepts. Before refusing a guest or charging a fee, the Croatian regulations, the document held by the guest and the current rules of the channel through which the booking was made should be checked.

When is it better not to accept pets?

Accepting pets is not an obligation for every property and is not always a good business decision.

It is reasonable to maintain a pet ban if:

the property has delicate, expensive or difficult-to-replace furniture

the floors and fabrics are not suitable for effective cleaning

the owner or a household member who uses the property has serious allergies

the rules of the building, co-owners or residential area restrict animals

the insurance policy does not cover certain risks

the cleaning service cannot ensure the required standard between bookings

the garden is unsafe and the listing could give guests the false impression that their dog can use it freely

the proximity of neighbours and previous experience indicate a high risk of noise complaints

It is better to state clearly and honestly that pets are not allowed than to formally accept them, charge a high fee and then leave the guest feeling that their dog has been a nuisance from the moment they arrived.

What does well-prepared pet-friendly accommodation look like?

Accommodation that accepts pets does not need to become a dog hotel. A few practical items can significantly improve the experience and protect the house:

food and water bowls on a washable mat

a clearly marked towel for paws

a simple washable mat or pet bed

waste bags and a bin with a lid

washable protective covers for the most delicate furniture

clear information on whether the garden is fully fenced and the approximate height of the fence

a list of nearby dog-friendly beaches, walking routes, pet shops and veterinary clinics

an emergency contact and a note stating that the animal’s owner is responsible for veterinary costs

If a welcome treat is provided, it should be factory-sealed with the ingredients clearly visible. Not all dogs follow the same diet, and guests are not required to use it.

Recommended model for most holiday homes on Krk

For a standard house or villa that wants to attract guests with pets, a practical starting model could look like this:

a maximum of two dogs declared in advance are allowed

three or four dogs are accepted only upon prior request

the fee is between €15 and €20 per pet per day, depending on the property category

a fee is charged for every pet

dogs are not allowed on beds, bed linen or upholstered furniture

dogs are not allowed in the pool or hot tub

pets must not be left alone without approval

guests must remove pet waste from the house and garden

the pet fee covers regular additional cleaning

excessive cleaning and actual damage are charged separately with supporting documentation

at least a bowl, a towel for paws and waste bags are provided for the pet

This model is not the only possible solution, but it is simple enough for guests to understand and clear enough for accommodation providers to take action when the rules are broken.

Example house rules for guests with pets

Pets are permitted only with prior declaration and written confirmation. A maximum of two dogs are allowed at the property under the standard terms. A larger number of pets, cats and other animals are accepted only upon prior request. A fee is charged for each pet in accordance with the booking confirmation.

Pets are not allowed on beds, bed linen or upholstered furniture and must not enter the pool or hot tub. They must not be left alone in the property without prior approval. Guests must keep their pets under supervision, prevent excessive noise, immediately remove pet waste from the house and garden, and use only equipment and towels intended for pets.

The pet fee covers the expected additional cleaning after a responsible stay. Excessive dirt, deep cleaning and any actual damage are charged separately based on documented costs. Guests are fully responsible for the behaviour and safety of their pets.

Sources and note on data

The demand figures are based on HomeToGo data for the period from May 2024 to May 2025, Airbnb data on summer bookings published in 2023, FEDIAF Facts & Figures 2025 and a Booking.com survey on travel among dog owners published in 2025. Market examples of fees were compared with the current rules and packages offered by Croatian accommodation providers. Sales channel rules, prices and conditions may change, so they should be checked again for the specific property and sales channel before being applied.

Sve više gostiju ne traži osobu koja će im čuvati psa dok su na odmoru.
