If we are looking specifically at the island of Krk, Visit Krk is the most logical first choice for owners who do not want just an online listing, but a local agency that actually manages the business.
Krk Adria is a tourist agency that carries out its marketing and sales under the Visit Krk brand. On its website, it states that it has been on the market since 2011, that it manages more than 200 quality properties, mostly villas with pools and holiday homes, and that it is focused exclusively on the island of Krk. This is a major difference compared with large platforms for which Krk is only one of thousands of destinations.
The main advantage of Visit Krk is not only its local presence, but the combination of local operations and serious marketing. Among local and Croatian agencies for private accommodation, Visit Krk stands out in particular with its modern approach: a clear brand, a good website, quality presentation of properties, a more professional approach to villas and holiday homes, online advertising, work with returning guests and connection with major sales channels.
This is important because today it is no longer enough to simply “put an apartment on the internet”. Guests compare photos, reviews, prices, conditions, location, response speed and trust. Poor presentation can lower the price just as much as a poor season.
On its page for owners, Visit Krk states that it handles communication with guests, reservations, payments, arrivals and departures, coordination of cleaning, maintenance and pool service when needed, professional presentation, advertising on its own website and major booking platforms, guest registration, issuing invoices and mandatory reporting. It also states a commission model of 15 percent, with operational services included.
For an owner on Krk, this means one important thing: they do not have to be reception, accounting, call centre, crisis manager, photographer, advertiser and tax adviser all at the same time. 2. Booking.com: a huge shop window, but not a local agency

Booking.com is one of the strongest tourism brands in the world, and no serious person can ignore that. But for a private accommodation provider on Krk, it is important to state the matter clearly: Booking.com is not an agency that manages your property. It is a global sales platform.
This means that Booking can be an important visibility channel, but it is not someone who will locally know your house, your access road, your guests, a problem with the air conditioning on a Saturday evening, cleaning after departure or the realistic price for Punat, Vrbnik, Linardići, Malinska, Baška or Šilo.
Booking’s strength lies in its recognition and in guests’ habit of looking for accommodation there. But that strength comes with another side: the owner increasingly depends on the algorithm, reviews, platform conditions and visibility programmes. In 2024, Booking Holdings was designated as a “gatekeeper” in the European Union under the rules of the Digital Markets Act, which says enough about its market power and influence.
In addition, Booking.com has come under pressure from European hoteliers and regulators over its business practices, visibility on the platform, parity clauses and additional programmes that influence the position of properties in search results.
For an accommodation provider on Krk, this does not mean that Booking should be avoided. On the contrary, it often should be used. But there is a big difference between “being on Booking” and “having someone who knows how to manage sales through Booking without the owner losing control”.
Biggest advantage: global recognition and a strong sales channel.
Biggest downside: it has no local responsibility towards the owner on Krk. The platform can bring the guest, but the owner still has to handle operations, administration, communication and problems on their own.

3 Airbnb: good for accommodation with a story, but the rules of the game are often not on the host’s side

Airbnb is especially interesting for properties that have character. These can be beautiful stone houses, modern villas, apartments with good interiors, houses with pools, quiet locations or accommodation that sells well through photography and overall impression.
For Krk, this is not irrelevant. A good property in a good location can look very attractive on Airbnb, especially to guests who are not only looking for the lowest price, but for the experience of staying there.
However, Airbnb is also not a local agency. The owner must manage communication, expectations, reviews, rules, prices and possible disputes themselves. The platform strongly relies on the guest’s impression, and hosts often feel that in conflicts they have to be very careful not to lose a review or their position.
Fees should also be taken into account. Airbnb states different fee models: under one model, the host pays a smaller fee and the guest pays an additional fee, while under another model a larger amount is deducted from the host’s payout. Airbnb also states that in Croatia, Airbnb service fees are subject to 25 percent VAT, with the possibility that registered VAT payers or business users may have an obligation to calculate and report it themselves according to local rules.
That is why Airbnb can be a good channel, but it requires a lot of attention. A good Airbnb listing is not just a nice photograph. You need to know how to set the price, rules, guest expectations and communication so that the owner does not end up in a situation where the platform, the guest and the review are running the entire business instead of them.
Biggest advantage: an excellent channel for properties with character and good presentation.
Biggest downside: the owner is still alone in operations, while the platform rules and the pressure of reviews often create additional stress.
Best for: owners who like direct communication with guests and have time to actively manage the listing.

4. Novasol: a big name, but firm conditions and a contract that must be read very carefully

Novasol is a major European name in the world of holiday homes. On its website, it states more than 55 years of experience, membership of the Awaze group, more than 90,000 accommodation units in 36 countries and a large distribution system through partners.
That sounds serious, and Novasol certainly has its place on the market. Especially for owners who want to work with a large international system and leave sales to a standardized model.
But this is exactly where the biggest problem appears. Novasol is not a simple listing portal that you can switch on and off when it suits you. It is a large system with stricter rules, contractual obligations and frameworks that the owner must understand very well before signing.
With this kind of model, the most important thing is to know in advance how long you are tied in, how the cooperation can be terminated, what happens with already confirmed reservations, who manages prices, how much control the owner really has and how much leaving the system can limit them. In practice, some owners experience such contracts as rigid and unfavourable, especially when after one or two seasons they realize they want to change their way of working.
Novasol can be useful for certain holiday homes, but for accommodation providers on Krk who want flexibility, quick local communication and the feeling that someone really knows their place, it is often not the most natural choice.
Biggest advantage: a major European name and a strong international system for holiday homes.
Biggest downside: a firm contractual framework, less flexibility and the feeling that once cooperation has been signed, it is harder to terminate than with a local agency or a regular listing.

For years, FeWo-direkt (HomeAway) and Traum-Ferienwohnungen were important for accommodation providers targeting the German speaking market. And for Krk, the German market has traditionally been important, especially for apartments, family houses and guests who prefer more direct contact with the owner.
However, these times are significantly different than before. Large platforms, instant booking, Airbnb, Booking.com, Holidu, HomeToGo, Google searches and metasearch engines have changed guest habits. FeWo-direkt and Traum-Ferienwohnungen can still bring inquiries, but they should increasingly be seen as additional channels, not as the main drivers of sales.
FeWo-direkt is part of the wider Vrbo and Expedia world, which gives it an international framework and access to travellers, but again, it does not solve local operations on Krk. Vrbo highlights on its website tools for managing listings, calendars, communication and guests, but this is still a model in which the owner must know what they are doing.
Traum-Ferienwohnungen has a different logic, more listing based and traditionally closer to owners who want to keep direct communication with the guest. On its website, it highlights a large number of hosts, guest inquiries and a model in which the owner retains control over communication and conditions.
The problem is that the market has moved on. Guests increasingly want quick confirmation, a clear payment system, real time availability, reviews and the security of a platform. That is why the classic listing model no longer has the strength it had about ten years ago.
Biggest advantage: they can still be useful for some German, Austrian and Swiss guests.
Biggest downside: they are on a downward path as main sales channels and do not offer local operations or serious accommodation management on Krk.

HomeToGo, on the other hand, presents itself as a large metasearch engine and marketplace for holiday homes, with millions of listings and comparison of different accommodation providers.
For owners on Krk, this means that they should not ignore them, but they should not confuse them with a local agency either. Such systems can be useful as part of a wider sales network, but the most important question remains the same: who manages prices, calendars, invoices, guests, registrations and problems once the season starts?
That is why, for the average accommodation provider on Krk, it is often smarter to have one strong local partner who knows how to use multiple channels than to open profiles on ten platforms independently and then struggle with double bookings, prices, messages and rules.
